MODULE 01

Airbnb calendar sync
and availability replies

Reads the platform calendar directly and tells the guest whether the date is open.

  • Live Airbnb iCal sync — booked dates are pulled automatically and marked unavailable on the website calendar. Redirect following, line unfolding and both date and datetime formats are handled, so a change in calendar formatting will not break it.
  • 5-minute cache — no excessive requests to the platform even under load, while new bookings appear within five minutes.
  • Pick a date, send an inquiry — selecting check-in and check-out computes the number of nights and carries it straight into the inquiry.
  • Natural-language dates — “this Saturday”, “the 15th of next month”, “early August”, “two nights” are all interpreted in Korea Standard Time. A past date is automatically rolled forward to next year.
  • Rate rules applied automatically — peak season (weekends, holidays, defined peak period) versus off-season, minimum stay, cleaning fee and extra-guest charges are quoted by rule.
  • Direct booking encouraged — the reply naturally mentions that booking direct avoids platform commission.
  • SMS and chat confirmation — guests confirm availability either in KakaoTalk or with a single text message from the website.

MODULE 02

KakaoTalk AI concierge

A 24/7 agent inside the channel guests already use. Nothing to install.

  • Native to the KakaoTalk channel — the conversation happens in the chat window. Response timing is designed around Kakao's 5-second limit, with a safe fallback so the thread never dies.
  • Conversation memory — “Are there towels?” followed by “How many?” is understood in context (last 20 minutes of the conversation are retained).
  • No repeated greetings — it says hello once, on the first reply, not on every message.
  • Shortcut cards — each answer carries buttons to the official site and the availability calendar, moving the guest to the next step.
  • Quick replies — frequent options are tappable instead of typed.
  • Answer-quality rules — comparisons with competing properties or other platforms' pricing, and volunteering drawbacks, are prohibited; replies stay at three to five sentences with no filler sign-off.

For the operatorEven a 3 a.m. inquiry gets an instant reply, so fewer guests drift to another property.

MODULE 03

Google Sheets knowledge base
(written and edited by the operator)

Everything the bot knows lives in a spreadsheet. No developer required to change it.

  • The spreadsheet is the database — write question, answer and category in the sheet and that becomes the bot's knowledge. Seorak Farm Private Stay runs 147 rows (measured 2026-09-07).
  • Live in about two minutes — a rate change or a wording fix needs no deployment.
  • Tuned for Korean — real phrasing with particles and endings attached is stemmed to find the matching row, and synonyms are expanded so a question about “good eats” finds the “restaurant” rows.
  • It does not invent — facts absent from the sheet are not answered; the bot says the operator needs to confirm. Prices and times must be quoted exactly as written in the sheet.
  • Read-only access — the knowledge base is read with read-only scope, so the system cannot alter your sheet.
  • Local recommendations too — restaurants, cafés and attractions are answered only from the places you registered.

For the operatorNo more “could you change this answer for me?” — you edit one row yourself.

MODULE 04

Unanswered capture
and learning loop

Nothing the bot missed disappears. It is logged, reported, and turned into knowledge.

  • Automatic unanswered log — every message the bot could not answer is recorded with time and reason in its own sheet.
  • Deduplication — repeats within a time window collapse into one entry, so the list stays readable.
  • Personal data masked — phone numbers and e-mail addresses are masked before anything is stored.
  • Periodic digest — a scheduler sends the operator a summary of unanswered questions on a set cadence. Fill in the answers and the bot handles them from then on.
  • Instant lookup — type unanswered in KakaoTalk for the running total and the latest entries.
  • Full transcripts — every conversation is kept in a separate sheet so service quality can be reviewed later.

MODULE 05

Booking intake
and instant alerts

Any inquiry containing a phone number becomes a booking request, and you know immediately.

  • Details extracted from the message — name, phone, party size and notes are parsed out. Hyphens, spaces and +82 formats are all recognised.
  • Combined with the date already discussed — dates and nights mentioned earlier are remembered for 30 minutes and attached to the request.
  • Instant KakaoTalk alert — the request arrives on the operator's phone through Kakao's “message to self”. No extra app needed.
  • Booking ledger — time, name, contact, party size, check-in, nights and notes accumulate so you can find any request later.
  • The web form uses the same path — the website inquiry form runs through the identical pipeline, so intake never splits in two.
  • Safety net — alert success or failure is recorded, so a missed notification is visible.

MODULE 06

Channel analytics

See in numbers whether guests come from your site, the chatbot, Airbnb, Instagram or your blog.

  • Website click tracking — outbound clicks to blog, Instagram, Airbnb and the Kakao channel are counted using a beacon that survives page exit.
  • Chatbot button tracking — how often the shortcut buttons in bot replies are tapped is counted too.
  • Position-level detail — the same link is recorded separately for header, menu or footer, and for the Korean or English page.
  • Automatic monthly rollup — the click log becomes a channel-by-month pivot, making seasonal shifts visible at a glance.
  • Lookup from chat — type stats for today, this week, this month and all-time.
  • Your own traffic excluded — the operator's browser is excluded so test clicks do not pollute the numbers.
  • No lost records — writes are committed before the response, avoiding the cloud pitfall where background work is cut off.

Official website
(search and AI search)

A channel of your own that no platform controls — the starting point for direct bookings.

  • Mobile-first single page — introduction, reviews, gallery, area guide, FAQ, booking and contact in one scroll, with photos in a lightbox.
  • Live availability calendar built in — the calendar sync from Module 01 runs inside the site.
  • Inquiry form — party size, contact and dates go straight to your SMS app or arrive as a KakaoTalk alert.
  • Structured data (JSON-LD) — property details (location, capacity, bedrooms, amenities, check-in, rating) and the FAQ are marked up so search engines can render rich results.
  • Ready for AI search — crawlers such as ChatGPT, Claude and Perplexity are explicitly allowed and a sitemap is provided, so the facts behind an AI recommendation are yours.
  • Korean and English — an English page with hreflang alternates for international guests.
  • Performance — the hero image is preloaded, images cache for 30 days while HTML stays uncached, so returning visitors see the page instantly and your edits still appear immediately.
  • Search-friendly image names — photo filenames describe the property and the room, capturing image-search traffic.
  • Floating contact buttons — chat and call are always within reach, wherever the guest has scrolled.

MODULE 08

Admin commands and
messaging account upkeep

No dashboard to log into — your KakaoTalk is the console.

  • Admin-only commands — stats (channel performance), unanswered (missed questions), help (command list). Visible only to registered admins, never to guests.
  • Admin registration — my id returns your own identifier to register. Everyone can only see their own.
  • A dedicated Kakao app per business — each property gets its own app so alerts never show another company's branding.
  • Automatic token refresh — the credentials behind alerts renew themselves so notifications never stop.
  • Advance expiry warning — a daily check warns the operator seven days before the refresh limit runs out.
  • Self-test endpoints — an alert-delivery test and a status check narrow down any problem quickly.

MODULE 09

Cloud infrastructure, security, operations

No server to buy or maintain, and almost no cost when traffic is idle.

  • Google Cloud Run (Seoul region) — container-based zero-downtime deployment that scales up and down with traffic.
  • Website and bot separated — a problem on one side leaves the other serving.
  • Domain and HTTPS — your own domain with certificates managed automatically.
  • Fault tolerance — even on error the guest receives a normal-looking message. Status checks and request-trace logs locate the cause.
  • Security — intake endpoints callable only from allowed domains (CORS restricted), server headers removed, credentials kept out of code in environment configuration.
  • Privacy — contact details are masked before storage, and guests are told their information is not retained in the chat.
  • Transparent cost — there is no database bill (Google Sheets does the job), and AI cost per conversation is under about one Korean won, so volume does not cause a cost spike.

MODULE 10

Robotic Lawn Care
Physical AI

An optional module for properties with grounds. A GPS robot keeps the garden for you.

  • ANTHBOT Genie 3000 — Reads the whole garden over GPS, plans its own route, avoids obstacles and covers every zone. When the battery runs low it docks, charges and resumes.
  • Cutting angle control — Set the direction and you get parallel stripes like a golf fairway. It changes what guests see when they pull in.
  • Silent night operation — It works quietly while guests sleep; the garden is done by morning.
  • Installation and setup included — Site survey, GPS reference station, boundary mapping, obstacle zones, angle and schedule — handed over already running.
